Modern Luxury at Lumiere Condominiums

September 29th, 2007

New Dream Homes and Condos

Chic and sophisticated, the new model suite at Lumiere Condominiums combines warm tones and dramatic textures for a cutting-edge style that’s both contemporary and inviting.

The two-bedroom 870-square-foot suite showcases the design-savvy interiors of the stunning new College and Bay building by Menkes Developments and Lifetime Urban Development Group. Designed by celebrated interior design firm munge//leung: design associates, the spectacular model offers a first glance at the cool lifestyle available in what has become the hottest address in town.

“All of the common areas are really first-class in this building and there’s some really cool spaces - right down to the model suite,” says designer Alessandro Munge. “We really pushed the envelope here.”

In fact, Munge challenged some of the traditional preconceptions of a condominium suite by creating a sleek linear kitchen that’s unique to the marketplace, spanning one wall and incorporating two-toned white and wenge cabinetry with an integrated refrigerator and dishwasher and a separate cooktop and oven.

“It just made that space feel double the size,” Munge says. “At the end of the day, it’s no bigger than a standard kitchen, but it is very unique in that it feels a lot bigger.”

Continuing along the same wall, the designer also integrated a built-in entertainment centre in the wenge shade, framing the suite’s living area. There, he has incorporated a simple wine-toned sofa and a sculptural Cassina armchair that becomes a signature piece in the room.

The dining table is another signature piece: a round glass-topped Herman Miller table, above which hangs a beautiful 1960s-style light fixture to provide yet another focal point to the space.

The suite’s two bathrooms, meanwhile, offer the same visual stimuli combined with functionality, with stunning semi-recessed vessel sinks as well as marble countertops with additional space that allows room for personal effects.

“We’ve chosen to answer people’s concerns about counter space,” Munge says. “We’ve reconfigured the arrangement of the toilet and maximized the width of the cabinets.”

Finally, the master bedroom features a contemporary platform bed with integrated nightstands and space for storage underneath, while the second bedroom includes a walnut bed with a headboard of silver-grey felt.

“It’s a queen-sized bed in the second bedroom, which is amazing – it’s a really good-sized space,” the designer says.

Located on Bay Street just steps south of Bloor and across from College Park, Lumiere Condominiums will provide residents with convenient access to the College subway station and a 24-hour Dominion supermarket. Condo owners will be able to walk to Ryerson University and the University of Toronto, as well as to Queen’s Park, Nathan Phillips Square, the Eaton Centre, and many of the city’s major hospitals.

The 30-storey glass-clad exterior will add new life to the neighbourhood as well, with 314 suites featuring ultramodern layouts. The modern two-storey lobby will greet residents and guests in glamorous style, with 24-hour concierge service, a seating lounge and a fireplace for a welcoming ambience.

The building amenities will also include an indoor pool with cabanas, an outdoor patio and sundeck, a multi-purpose event room complete with catering kitchen, a games and entertainment room, a screening room and two luxurious guest suites. Fitness enthusiasts will appreciate Lumiere’s state-of-the-art exercise facilities, with men’s and women’s change rooms, showers and saunas, plus a fully-equipped gym with separate cardio and weight areas, and even a yoga/meditation room. For pure relaxation and spectacular entertaining, the building will also feature a landscaped rooftop patio with barbecues, seating and a sundeck.

The condos themselves will surround owners with impressive features and finishes, such as nine-foot ceilings; floor-to-ceiling windows; engineered wood flooring in the foyer, living/dining room, kitchen and den; 40-ounce broadloom in the bedrooms; porcelain tile flooring in the bathrooms; and a custom-designed bathroom vanity by munge//leung: design associates, including a marble vanity top and semi-recessed sink. Fabulous kitchens will feature custom-designed kitchen cabinetry by munge//leung: design associates, granite countertops with ceramic or porcelain tile backsplash, plus seven brand-name appliances.

One-bedroom, one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den condos are available at Lumiere, with prices starting at $189,990.

eq2 by Monarch combines style with convenience

September 29th, 2007

From The Condo Guide

Still in school, Benjamin So isn’t certain, career-wise, what his future holds. He does know where he’ll be living, though. Benjamin purchased a condo in Monarch’s eq2, the newest addition to their tremendously successful Scarborough City Centre community.

The building is ideal for Benjamin’s needs. Not only is it spectacularly designed, with a wide range of amenities, but it’s also easily accessible to the TTC, which means that Benjamin will be able to get to his future job without any problem, no matter where it is.

“The TTC SRT station and buses are really close by,” Benjamin says. “I don’t know where I’ll be working, but this way I’ll be close no matter where I have to go.”

Currently, Benjamin lives in nearby Markham, so he knows the Scarborough City centre area well. Besides having the TTC close by, he also likes the fact that all of the amenities of the Scarborough Town Centre shopping mall are just steps away - which will be incredibly convenient.

Benjamin ended up purchasing a 496-square-foot one-bedroom condo at eq2. He says knowing who the developer was helped make his decision to buy that much easier. “I’ve heard good things about Monarch and I liked the team at the sales office,” he says. “They were really friendly, and they know what they’re talking about.”

A range of condos is still available at eq2, including studio, one-bedroom, one-bedroom-plus-den, two-bedroom and two-bedroom-plus-den layouts. Features include ceramics and plush carpeting, as well as European-style cabinetry in the kitchens and a brand-name kitchen appliance package with a frost-free refrigerator, a self-clean range and a built-in dishwasher. Peace-of-mind features include remote control access to the resident underground parking, an underground security system complete with security key device, and secure, separate underground visitor parking.

With the Scarborough Town Centre shopping mall and SRT station just steps away, as well as Highway 401 and all of the amenities of Scarborough’s downtown close by, buyers will have plenty in the area to enjoy. The condo community itself will also feature a range of amenities, including a 24/7 concierge/security, a sports lounge with billiards table, table tennis, a theatre, a fitness room equipped with commercial-grade fitness equipment and areas for cardio, yoga and aerobics, a cards area and a special occasion/party room with a caterer’s kitchen and bar, as well as access to a shared car wash bay in the underground parking.

Standard condos range in size from 453 to 870 square feet and are priced from $133, 990. A fabulous range of penthouses is also available on the 28th, 29th and 30th floors of the building, offering fabulous views of the Scarborough city skyline; they range in size from 799 to 940 square feet and in price from $236,990 to $282,990.

For a limited time only, purchase a condo at eq2 and receive free laminate flooring in the living and dining areas and free granite kitchen countertops, as well as a choice of $3,000 worth of upgrades at Monarch’s Home Design Studio or $2,000 cash back at closing. Penthouse purchasers will also receive a stainless steel kitchen appliance package and all buyers will get a free one-year transferable TTC Metro Pass.
