Toronto Condos Have Outdoor Pleasures
For condo buyers, living in a high-rise suite doesn’t have to mean sacrificing the backyard lifestyle.
Several products in the city and GTA are capitalizing on the spaces on rooftops and atop podiums to create outdoor living spaces, equipped with everything from swimming pools to cabanas to barbecue pits.
Several projects under construction or new to the market – iLOFT, 550 Wellington, VU, iLOFT, Luna, Casa, the Forest Hill, Murano and the Yacht Club in Whitby, to name a few – are among those incorporating outdoor amenities.
“The big concern of a lot of people is ‘I don’t have a backyard if I buy a condo,’” says Jeanhy Shim, editor of Urbanation, the quarterly publication tracking the Toronto condo market. “This addresses that concern and is considered an extension of the amenities. It’s something you didn’t see five years ago, but it’s what consumers like and want.”
Shim also explains that many projects are being constructed with towers rising from a podium base, “and the podium offers a great amenity space.”
“I think it’s a recent trend, though it had been done in the past,” says Peter Freed, President of Freed Developments. Until recently, people ignored the opportunity to do exciting things on the top of buildings.”
Freed took his inspiration for newly launched 550 Wellington W., which will have 327 luxury condos attached to a hotel, from a couple of sources: his own penthouse now being built at 66 Portland, where he had a pool and cabana designed for the roof, and the “great rooftop pool and bar” he visited at New York’s Gansevort Hotel.
One of the key features of 550 Wellington’s rooftop will be its infinity pool, an approximately 20-by-50-foot rectangle, where “water rolls off the edge of the pool and is seamless with the sky,” says Freed.
The rooftop will also include a 5,000-square-foot deck for lounging or sunning, a 3,000-square-foot restaurant and “lots of cabanas for dining,” where condo residents can have dinners catered by the rooftop restaurant’s chef.
The ground floor outdoor amenities will be equally creative. A quarter-acre courtyard will face Victoria Memorial Park across the street.
“The courtyard will have a large water feature and we might use it as a skating rink in the winter,” says Freed. “We’ll also be using lots of vegetation and potentially a statue or two.”
“People are nesting now and their suites are more important to them, not just as a place to flop down and sleep, but a place to call home,” Says Michael Firestone, vice-president of marketing for Camrost-Felcorp. “A lot more are working from home offices and they don’t want to be confined to an apartment.”
At Camrost-Felcorp’s iLOFT at Mystic Pointe in Etobicoke, the recreation centre sits on top of the condo’s podium above the parking garage (the tower soars up another 22 stories), where the exercise room, yoga and aerobics studios look out onto a landscaped deck, barbecue area, outdoor pool and whirlpool, running track and sun decks.
“One of the most exciting things is that you’re four storeys in the air, protected by the surrounding buildings, with great views of the downtown,” says Firestone. “The beauty is, you can buy a 500-square-foot suite and still have 14,000 square feet of indoor/outdoor recreation space. Many units have a balcony, but it is covered, it’s confining, and you usually can’t put more than four people on it. Here, you can have a party on the terrace.”
In the ’90s, amenities started to get less sophisticated, Firestone says, as the belief was that people didn’t want to pay for them.
“But that’s turned around and they want more amenities now,” he says.
Luna at City Place is catering to this demand.
“When we started looking at the type of amenities we’d offer, we looked at hotel resorts around the world,” says Alan Vihant, vice-president of develop for Concord Adex, which is launching Luna, the largest master planned community in the GTA.
“We took the pool, a traditional indoor amenity, and put it on the nine-floor podium on the southwest corner, overlooking an eight-acre park,” he explains.
“We were inspired by boutique hotels, and it has a very loungey bar/pool area, some tanning areas and, in another rooftop area, we have cabanas with Zen gardens, which terrace up to an indoor/outdoor party area.”
The area will also have a waterfall, outdoor rain shower, heated whirlpool, dining area and trees and vegetation to create an urban forest.
“It’s a newer trend in Toronto, although it’s been popular in New York, Chicago and Los Angeles for a while,” says Vihant.
“Rooftops are very trendy. But very few condos have the space and you have to have views and sunlight. They are still a fairly rare commodity in Toronto, it costs a premium to build them, but it’s an exciting amenity.”
At the Yacht Club in Whitby , now under construction, resident can enjoy spectacular views of Lake Ontario, Port Whitby and the Whitby Yacht Club from the rooftop terrace of 10 storey building, where they can suntan on deck chairs and relax in the hot tub or by the outdoor fireplace or barbecue.
Buyers have already moved in to Daniels Corp.’s Capital North and South in Mississauga, where Laura Starr of the Starr Landscape group was recruited to design the third storey outdoor space with a retreat theme, says Niall Hagart of Daniels.
The Muskoka– inspired outdoor space, with trees, rockeries, decks and patio, integrates with the central indoor amenity space, which has floor-to-ceiling windows, a stone fireplace, spa, fitness areas, library and billiards.
“From an urban design perspective, “it’s a great use of this space,” says Haggart.
At another Daniels project under construction in Mississauga, One Park Tower, a club area on top of the 38-storey building includes a lounge, internet café and billiards are surrounded by outdoor terraces.
“It’s a really wonderful selling feature, as everybody, whether they have a 500-square-foot unit or a 1,500 square-foot-one, can enjoy the space in the sky,” he says. “It’s democratizing the view.”
Here are some other projects offering outdoor amenities:
* Pinnacle Centre has a golf centre, tennis courts, running track and terrace on its podium, integrated with its indoor fitness and leisure amenities.
* Vu, a master-planned community launched by Aspen Ridge Homes downtown, will make use of an eight-floor podium to include two outdoor party rooms, barbecues and a lawn bowling or bocce court.
* Casa, on Charles St. by Cresford Developments, will use the entire fifth-floor podium as amenity space, with swimming pool, hot tub, landscaped terrace, double-sided fireplace, dining pavilion and alfresco bar. The fitness centre will overlook this space.
* The Forest Hill by the Goldman Group will make a 3,000 square-foot, Miami style patio with outdoor furniture, landscaping and indoor-outdoor whirlpool adjoining the condo’s fitness and recreation centre.
* The two phases of Murano, at Bay and Wellesley Sts., will share a second-floor podium recreation area that features an indoor pool with retractable roof, overlooking an outdoor terrace.
* The third-floor podium will include a running track and landscaped lounging areas.

Mystic Pointe by Camrost-Felcorp

Developing a master-planned community takes a great deal of vision. Not only must you picture the project itself, but also the impact that it will have on the surrounding area and the local economy.
In the early 1990s, one could drive along the Gardiner Expressway and see nothing but undeveloped land and decaying buildings when approaching Park Lawn Road in Etobicoke. Sandwiched between the railway tracks and the Gardiner appeared a sales catastrophe waiting to happen.
But then Camrost-Felcorp acquired that land and turned it into a modern community catering to all types of buyers. Mystic Pointe is the result, a new neighbourhood comprised of condominium townhomes, apartments, and lofts.
In the first phase of development on Manitoba Street, Camrost-Felcorp introduced a condominium and townhomes with underground parking, followed by a unique renovation of the McGuiness Distillery. The distillery was converted into modern two-storey lofts.
Using the existing structure, parking was added through the centre of the building. The following phase consisted of a unique concept: adding a second loft structure on top of the converted building. In doing so, Camrost-Felcorp provided a rooftop garden and created an outdoor living environment that is a central meeting place for residents.
Following the success of the previous lofts, a third loft building at the same development was put up backing onto the Gardiner, with a variety of wide and narrow plans. It has a modern New York feel, incorporating a minimalist approach to its lobby and halls.
The most recent addition to Mystic Pointe is The Tides, a building unlike any other in the area. Its soaring glass structure takes the site one step further into the future. Two-storey lofts and single-floor suites make up this dramatic building. The facilities provided at the Camrost Centre for Recreational Arts will rival most fitness clubs and will service not only The Tides, but also Camrost-Felcorp’s future endeavor, iLoft.
The overall effect on this area of Etobicoke was felt immediately. Young professionals, seeking refuge from the congestion of downtown, moved in. The minor commute was insignificant to them compared to the potential upsides: walking trails along the waterfront were now minutes from their homes. Stores and shops along The Queensway started to spring up. An urban community now existed in an area once thought to be dying.
Other developers have now joined in this south Etobicoke revival. With access to major highways at residents’ doorstep combined with all the conveniences of downtown, sales are brisk. Singles, young families, and empty nesters are moving into this thriving area. Unlike many visions that go unrealized, Mystic Pointe continues to grow and blossom.

Please be aware that lofts command a premium in Toronto. Generally, they start over $300,000 and anything that isn’t small is going to be closer to $400,000. If you are looking for over 1,000 square feet or two bedrooms, expect to pay over $400,000, maybe $500,000 or more. Unfortunately, there is almost nothing that sells near $200,000 and there is very little for $250,000.
There are 75 Toronto soft loft buildings listed below (as of June 2009), the most extensive list of any real estate site in Toronto. We have spent years compiling this list and believe it contains every single new and soft loft in Toronto.
By no means are there available listings in all of these buildings, in fact most of them are not currently for sale. This loft list is meant to inform and illustrate only, to show the wide variety of soft loft buildings in Toronto. There is a large segment of the building industry today devoted to building new lofts, “soft” lofts. There is nothing wrong with this at all, as people know what they are getting into from the beginning. When you go to a nouveau loft building, you are expecting to see living space on the lower level with sleeping space above, open to the lower. Usually with a large wall of windows.
Some soft loft developers are now building units that are single level, with high-ish ceilings and exposed ductwork. Again, as long as you know the building you are going to is new construction and not converted, then there should be no surprises.
This might be the time to have a small discussion about the word “loft” itself. I know a lot of die-hards don’t even want the word loft used in connection with the soft variety, which is their own perogative. But, if we look at the two most common uses of the word, we can see that both are right, in their own way.
The purist says that loft only means a raw and open space in a converted industrial type building. This is what it has come to mean more and more, thanks mostly to movies and television. But a loft can also be an upper level, one that is open to below. In my father’s house, the master bedroom overlooks the living room – and is thus a loft. My uncle’s cottage has a bedroom in the upper level that overlooks the main room, again a loft.
So either way we use the word, we are correct in it’s usage. We just need the qualifier in front, be it hard or soft. In this way can we differentiate what sort of dwelling we are speaking about.
Newly constructed lofts, or soft lofts (otherwise known as condos with high ceilings), are examples of condo developers trying to cash in on the popularity of lofts. Most soft lofts have very little character and, in most cases, the ceilings aren’t even all that high. The quality of construction can be disappointing and quite often the location is really the only selling point, since vintage lofts are usually a little off the beaten track, not in the best neighbourhoods.
However, there are a few outstanding newer buildings in Toronto, with some loft-style features. To find out more, look at the list of lofts below.

2 Ossington Avenue
2 Ossington Lofts is a small project, housing only 18 new soft loft units, nine of which are 2-story lofts, and nine 1-story lofts. For many Canadians, moving to an urban apartment is about tapping into the excitement and cultural opportunities of the big city and can also mean a shorter commute to work. But finding a place in the city can mean sacrificing the larger living spaces found in the suburbs or country. Increasingly, urban dwellers are finding that loft apartments offer the location and opportunities of city life with far more space than average condos or apartment homes. What’s the idea behind lofts, and why are they so popular?
One definition for a loft found on the web is “An appeal against convention– convention in thinking, convention in building and convention in living. They are a celebration of open concept living and unconventional spaces brought about by the considered application of imagination and a rejection of mass-market housing.”
By the 1980s the concept was spreading first across the United States and then to Europe and Asia. As the trend grew it caught the attention of developers identifying a new market. Developers being developers did not let a lack of owning an existing warehouse or factory building to convert stop them from moving into the new market. Thus the new word “loft” began to be applied to units in ground up new construction. Needless to say the term grew fuzzy.
By now the term loft has matured. Lofts built new from the ground up are typically referred to as soft lofts or new lofts or loft-inspired or mezzanine suites. Whether created out of an existing building or built ground up new, all lofts have certain common elements or they are not lofts.
Lofts are part of the Postmodernism movement in architecture. Postmodernism is a counter– reaction to the strict and almost universal modernism of the mid-20th Century. It embraces elements from historical building styles incorporating them without a rigid adherence to one style. It also does not as policy try to hide the structural or mechanical elements of a building but often uses these in the design.
What is a “soft” loft?
In recent years developers have built new buildings with some of the characteristics of a hard loft such as high ceilings, big windows and open floorplans. These lofts typically have a softer edge… no exposed ducts and plumbing, carpet in some areas and upscale kitchens and baths. Soft lofts have more in common with traditional condominiums than a true hard loft.
What is an “artist live/work” loft?
Toronto bylaws allow for the development of buildings with “artist live/work” zoning. The first of these developments appeared on Shanly Avenue (near Bloor and Dufferin) and most featured minimal finishing, 16′ ceilings and steel frame construction. The City’s zoning restricted their use to people who were engaged in a precisely defined list of artistic activities. Over time these buildings have come to be occupied by people who simply enjoy the loft life.
Here are some of the unique joys of the loft life:
* Open spaces – The primary benefit of loft living is the large open spaces that allow you to live and move how you want, rather than having your movement defined by a permanent floor plan of walls, doorways and rooms.
* Define your areas – In a loft, the floor plan can be fluid and ever changing. You can set up a sleeping area in one part of the space, then move it somewhere else if you have guests or if you just need the area for another use. Kitchens and bathrooms are more permanent, of course, but temporary partitions, hanging curtains, or even changes in floor covering can define other spaces.
* Eclectic style – Another nice aspect of many lofts is the opportunity for eclectic design and decorating. For example, a loft might feature soft, delicate window treatments on reinforced factory windows, or a modern couch sitting on a hundred-year-old hardwood floor. This mixture of old with new and practicality with comfort can form a wonderful esthetic that makes the most of a loft’s mixed-use nature.
Regardless of the type of loft, all Lofts should have certain basic common elements:
* Open, flowing floor plans
* Minimal uses of interior walls to define space and doors to close off areas
* High ceilings – some definitions set minimum ceiling heights at twelve feet or it is not a loft just a condo with high ceilings
* Exposed piping, ductwork, structural elements
* Large windows
* Access to the sky often with roof top gardens or decks
* Easily merges living and work space, blurring the lines between workplace and residence
* Mixes traditional mediums with modern finishes – concrete, metal, stone, brick, wood used freely alongside of drywall, ceramic tile and vinyl
