Lib­erty Vil­lage is a neigh­bour­hood in Toronto, Ontario, Canada. It is bounded at the north by King Street West, the west by Duf­ferin Street, the south by the Gar­diner Express­way, the east by Stra­chan Avenue, and the north­east by the CP rail­way tracks.

The neigh­bour­hood aims to dis­tin­guish itself from Park­dale, which now begins west of Duf­ferin Street. Its loca­tion is con­sid­ered one of its finest assets being a 5 minute walk to the Lakeshore, 20 minute walk to the finan­cial core and a 10 minute walk from the entertainment/fashion/gallery districts.

Partly because of this, Lib­erty Vil­lage has expe­ri­enced phe­nom­e­nal growth from 2004 to the present in terms of new condos/lofts, office space, a new park, and a mul­ti­tude of new shops and restau­rants. It has been dubbed by many the “hottest” neigh­bour­hood in Toronto.

Offices are mostly con­cen­trated in the west end of Lib­erty Vil­lage. New condo devel­op­ments are cur­rently focused on East Lib­erty Street, which begins east of Hanna Avenue. Over 20 new restau­rants have opened in the past 3 years.

The area between Uni­ver­sity and Spad­ina Avenues was a cul­tural nexus in the 1980s known for its restau­rants, clubs and eclec­tic mix of street per­form­ers, musi­cians and a haven for the punk rock scene with its famous club kids such as Kinga, Seika, Wanda and a host of oth­ers. In the 1960s and early 1970s, this stretch of Queen Street West was an age­ing com­mer­cial strip, known for “greasy spoon” restau­rants and inex­pen­sive hous­ing in the area. In the late 1970s and 1980s, the area was trans­formed by local stu­dents, includ­ing those of the nearby Ontario Col­lege of Art & Design, and the area devel­oped an active music scene which was one of the dom­i­nant cen­tres of Cana­dian music in its era.

Between Trin­ity Bell­woods Park and Duf­ferin Street is West Queen Street West, also known as the Art and Design Dis­trict. For this one kilo­me­tre stretch, nearly every store­front on the north side is either a gallery, bar, or night­club. Unlike the boutique-oriented store­fronts of the east­ern por­tion of the street, the Gallery Dis­trict con­tains an abun­dance of space avail­able for spe­cial events. The lack of retail in the area, how­ever, cre­ates a void of week­day pedes­trian traf­fic. West Queen Street West has under­gone rapid trans­for­ma­tion in the past cou­ple of years. Rents have increased dra­mat­i­cally and many gal­leries have left. Recent depar­tures include Sis Boom Bah, Luft Gallery, Burston Gallery and Brack­ett Gallery.

Duf­ferin and Queen is a two-legged inter­sec­tion bro­ken up by the Queen Street Sub­way (a his­toric CN rail­way bridge under­pass – first built in 1898) in the 1200 block. Once past there, Queen Street West makes its way through Park­dale Vil­lage. Park­dale is one of Toronto’s old­est neigh­bour­hoods, with an abun­dance of social hous­ing on the south side of Queen Street, as well as room­ing houses and day cen­tres toward Sorau­ren Avenue.

Although Park­dale has a working-class social pro­file, with both low– and high-density rental hous­ing in the streets south of Queen, gen­tri­fi­ca­tion has recently become an issue. The high mar­ket value and desir­abil­ity of the older houses on the north side have made it pos­si­ble for young pro­fes­sion­als to ren­o­vate and raise prop­erty val­ues, as hap­pened in ear­lier decades in other inner Toronto neighbourhoods.

    The Toronto condo mar­ket is not going to crash. It is hec­tic, crazy, chaotic even – but it is not in any dan­ger. We have seen some seri­ous price increases over the past decade or so, and those rises are going to slow down. They may stop, we may see prices flat­ten out, even fall a touch. But, over the long term, prices will con­tinue to move upwards. We have 16 straight years of real estate price growth in Toronto, and only 6 of the past 47 years have seen prices go down. There is no rea­son this trend is going to reverse.

    The new condo mar­ket is boom­ing because of a few fac­tors. Mainly it is fueled by new arrivals to the city (100,000 peo­ple move to the GTA every year – and they all need some­where to live), many from cities where tower liv­ing is the norm. First time buy­ers are priced out of the house mar­ket, so they go to con­dos as the afford­able option. The sub­ur­ban trend is over, peo­ple now want to live down­town, they want to be near work and play. Lastly, there are almost no new rental build­ings being built – the rental mar­ket is now the condo mar­ket. Vacancy rates are down to 1.3% so there is huge demand for rental units.

    Every crane you see means 80% of the con­dos have been sold already, with 20–25% paid upfront by the pur­chasers. Sure, there are more con­dos being built here than in New York City, but NYC already has 100s or 1,000s more high rise build­ings than we do. We are way behind and are play­ing catch up.

    There are over 2,200 con­dos in Toronto as of 2012. They stretch across the city, from the lake to north of the 401, from Scar­bor­ough to the Hum­ber River. Most are stan­dard condo tow­ers, though oth­ers include condo town­houses and lofts.

    Toronto con­dos have been almost mirac­u­lous, seem­ing to be immune from almost any­thing. Pun­dits have called for the col­lapse of the Toronto condo mar­ket since around 2003, yet it sim­ply has not hap­pened. More and more peo­ple want to live down­town and con­dos pro­vide an afford­able option. Many first-time buy­ers enjoy the maintenance-free lifestyle that Toronto con­dos offer. With 100,000 peo­ple mov­ing to Toronto every year, there is no short­age of peo­ple need­ing a home.

    Recently, the aver­age price per square foot for Toronto con­dos has stayed rel­a­tively flat at $475, though some new projects have come closer to $700 at the end of 2012. Lower pric­ing, low inter­est rates and a pent-up demand has resulted in a heated Toronto real estate market.

    Some older build­ings have prices as low as $350 per square foot, though you will have to deal with dated units and high condo fees. Prime loca­tions such as Lib­erty Vil­lage are in the $550–650 psf range. Water­view con­dos on high floors can approach $700 psf and lux­ury con­dos such as those in Yorkville are gen­er­ally over $1,000 psf.

    Newer con­dos offer bet­ter fea­tures and fin­ishes, with gran­ite and stain­less kitchens, glass show­ers and engi­neered wood floors – but are def­i­nitely smaller. They have state-of-the art gyms, pools and tend to be much more effi­cient. Older con­dos offer larger units, at the expen­sive of dated kitchens, old broad­loom and smaller win­dows. Ameni­ties tend to be less lux­u­ri­ous. Condo fees are usu­ally lower in new build­ings, higher in older ones.

    Park­dale spans from Duf­ferin Street to Ron­ces­valles Avenue. It is bounded by the Lake Shore to the south, and the rail line to the north, all the way up to Bloor Street.

    Once upon a time, Park­dale was one of the most upscale neigh­bour­hoods of Toronto.  The wealth of South Parkdale’s res­i­dents and the qual­ity of its hous­ing stock chal­lenged that of even Rosedale. Many sum­mer homes of wealthy Toron­to­ni­ans were built in here.

    Park­dale became Toronto’s ‘play­ground by the lake’ in 1922, when the Sun­ny­side Amuse­ment Park and Bathing Pavil­ion opened for busi­ness on Parkdale’s beaches. Sun­ny­side Beach was the place to be and be seen for a gen­er­a­tion of Toron­to­ni­ans. It was a lake­side vil­lage, with the mas­sive, Coney Island-esque water­front play­ground at its doors. Com­bined with the more middle-class ori­ented North Park­dale (above Queen), the entire neigh­bour­hood offered pop­u­lar appeal to a broad range of Toronto residents.

    Of course, Park­dale ‘s his­tory started long before the pres­ence of Sun­ny­side Park in the area. The Vil­lage of Park­dale was estab­lished in 1812 when a great par­cel of land was granted to James Brock, the cousin of Sir Isaac Brock, in lieu of salary. How­ever, the devel­op­ment began only after Brock’s death in 1830, when his widow Lucy Brock sold the lands that became the major part of Park­dale to John Henry Dunn and William Gwynne.

    By the late 1800s, Park­dale has become one of Toronto’s most upscale and desir­able addresses, an elite res­i­den­tial sub­urb. Parkdale’s sta­tus as an inde­pen­dent vil­lage was con­tro­ver­sial at the time; local leg­end has it that gyp­sies were signed up as local res­i­dents in order to pro­vide enough num­bers to qual­ify Park­dale as inde­pen­dent. Park­dale was even­tu­ally annexed into the City of Toronto in 1889.

    Unfor­tu­nately, Parkdale’s promi­nence took a major down­turn in the 1950s with the clo­sure of Sun­ny­side Amuse­ment Park, and the con­struc­tion of the Gar­diner Express­way.  With access to Lake Ontario sev­ered by the Gar­diner, many of Parkdale’s afflu­ent cit­i­zenry departed the com­mu­nity.  Prop­erty val­ues began to decline, and fur­ther plum­meted with the con­struc­tion of var­i­ous low-rent apart­ment build­ings and social hous­ing.  The remain­ing South Park­dale man­sions fell largely into dis­re­pair, as they increas­ingly became divided into room­ing houses and bach­e­lor apart­ments through the 1970s.

    Park­dale still has some ‘big city’ social prob­lems to con­tend with. How­ever these con­cerns are being addressed as the neigh­bour­hood revi­tal­iza­tion has been well under way for decades, help­ing the area to recover its poise. A local res­i­dents group known as the Park­dale Com­mu­nity Watch, ded­i­cated to the safety and well-being of the neigh­bour­hood, recently received an award as the best neigh­bour­hood watch group from the Inter­na­tional Soci­ety of Crime Prevention.

    Though Park­dale lacks the mega renewal projects tak­ing place in other inner Toronto neigh­bour­hoods, there are many indi­ca­tions that the com­mu­nity is slowly rein­vig­o­rat­ing itself.  Prop­erty val­ues are on the rise, as the trendy shops and gal­leries of Queen Street West con­tinue to pop up fur­ther and fur­ther west, now reach­ing well into Park­dale. For­mer hotels such as The Drake and The Glad­stone have been trans­formed into cool urban night spots.

    The new lofts and town­homes of King West and Lib­erty Vil­lage are also at Parkdale’s doorstep and with that, a new gen­er­a­tion of home­own­ers with fresh eyes will con­tinue to drive improve­ments to Parkdale’s com­mer­cial stretch.  At the other end of Park­dale is Ron­ces­valles Vil­lage, a neigh­bour­hood very much on the rise in pop­u­lar­ity, with its sphere of influ­ence touch­ing the west­ern periph­ery of Parkdale.

    Homes in South Park­dale, below Queen, are truly remark­able.  There are sev­eral grand, detached Vic­to­rian man­sions, many of them three storeys high with five or more bed­rooms.  Those with their orig­i­nal details still intact make a pre­fect can­vas for the artis­ti­cally inclined. These grandiose man­sions were built between 1875 and 1895 and some of the bay-and-gables man­sions that had been con­verted into room­ing houses are now being immac­u­lately restored, mix­ing ele­ments of Queen Anne and Richard­son Romanesque styles.

    You will find afford­able grand detached Vic­to­rian hous­ing, often three storeys high with five or more bed­rooms, on Cowan Avenue and Dunn Avenue, south of King Street and on Mel­bourne Place. These homes on the won­der­ful tree lined streets remind us that Park­dale was once Toronto’s wealth­i­est district.

    North of Queen, the homes are on a smaller scale and are inter­mixed with semis, but nonethe­less offer appeal on many lev­els. Houses in the north end, above Queen Street, were mainly built between 1900 and 1910.

    The Park­dale neigh­bour­hood pos­sesses many pos­i­tive attrib­utes. It has some of Toronto’s most vibrant shop­ping dis­tricts, won­der­ful tree lined streets, afford­able Vic­to­rian homes, and impres­sive man­sions that remind onlook­ers that Park­dale was once Toronto’s wealth­i­est dis­trict. Park­dale is also within walk­ing dis­tance of Toronto’s water­front parks and other green spaces.

    The main com­mer­cial shop­ping area in Park­dale has his­tor­i­cally been on Queen Street. This vibrant, cre­ative shop­ping dis­trict seems to be in a state of per­pet­ual activ­ity; it includes an eclec­tic mix of shops and restau­rants, many cafes, chic bars, bou­tiques and gal­leries. The liveli­est stretch of Queen West, includ­ing the Glad­stone Hotel, has some of the best archi­tec­ture west of the Annex.
