Another cool new east end loft devel­op­ment from Brad Lamb and his devel­op­ment com­pany. The King East is on the north­west cor­ner of King & Par­lia­ment, one of the most his­tor­i­cally sig­nif­i­cant inter­sec­tions of the old City of Toronto. The design was sup­pos­edly inspired by the his­tor­i­cal nature of the nearby Cork­town and St. Lawrence Mar­ket dis­tricts, but it came off look­ing way too mod­ern in my opin­ion. It is a smaller mid-rise build­ing, only 12 sto­ries high, con­tain­ing 215 soft loft / con­crete condo units was com­pleted toward the end of 2011. Units do not come up all that often, and they do sell fast. I find them a bit skinny for my lik­ing.

There will be 132 con­dos in the 17-storey build­ing, rang­ing in size from 560 to 1,405 square feet. South fac­ing units on high floors should have a decent lake view.

Another one the scares me, build­ing this giant glass and steel tower on top of the gor­geous neo-classical bank facade of the old CIBC build­ing. Those two old banks are some of my favourite her­itage build­ings… at least they did not tear them down. MOD Devel­op­ments is going to put up 60 storeys of con­dos across the street from the Eaton Cen­tre. Hun­dreds of units will range in size from a tiny 378 square feet to a not very large max of 882 square feet. It cer­tainly has the loca­tion, we shall see if peo­ple go for the small­ish sizes. At least the archi­tec­ture looks pretty good, this is going to be a land­mark build­ing.

The area of St. Lawrence to the east of the finan­cial dis­trict is the old­est area of Toronto. It fea­tures her­itage build­ings, the­atres, music, din­ing and many pubs. It is a com­mu­nity of dis­tinct down­town neigh­bour­hoods includ­ing the site of the orig­i­nal Town of York, which was Toronto’s first neigh­bour­hood, dat­ing back to 1793. The area boasts one of the largest con­cen­tra­tions of 19th cen­tury build­ings in Ontario. Of par­tic­u­lar note are the St. Lawrence Hall, St. James’ Cathe­dral, St. Michael’s Cathe­dral, St. Paul’s Basil­ica, the Enoch Turner School House, the Bank of Upper Canada, Le Royal Meri­dien King Edward Hotel, and the Good­er­ham Build­ing. Fur­ther to the east is Cork­town and the Dis­tillery District.

Cork­town is an his­toric Old Town neigh­bour­hood in down­town Toronto. It is just south of Regent Park and north of the Gar­diner Express­way, between Berke­ley Street to the west and the Don River to the east. The south­ern part of this area bor­ders, but is not part of, the Dis­tillery Dis­trict and con­tains many vacated indus­trial build­ings, some in use by pro­duc­tion and movie stu­dios. The West Don Lands, slated to be rede­vel­oped over the next few years, will encom­pass the south-east cor­ner of this area.

The Dis­tillery Dis­trict is an his­toric and enter­tain­ment precinct located east of down­town Toronto. It con­tains numer­ous cafes, restau­rants and shops housed within her­itage build­ings of the for­mer Good­er­ham and Worts Dis­tillery. The 13-acre dis­trict com­prises more than 40 her­itage build­ings and 10 streets, and is the largest col­lec­tion of Vic­to­rian era indus­trial archi­tec­ture in North America.

Cab­bage­town is a neigh­bour­hood located on the east side of down­town Toronto. It com­prises “the largest con­tin­u­ous area of pre­served Vic­to­rian hous­ing in North Amer­ica”, accord­ing to the Cab­bage­town Preser­va­tion Asso­ci­a­tion. Cabbagetown’s name derives from the Irish immi­grants who moved to the neigh­bour­hood begin­ning in the late 1840s, said to have been so poor that they grew cab­bage in their front yards. Cana­dian writer Hugh Garner’s most famous novel, Cab­bage­town, depicted life in the neigh­bour­hood dur­ing the Great Depression.

While the neigh­bour­hood sur­round­ing Church and Welles­ley is home to the com­mu­nity cen­tre, parks, bars, restau­rants, and stores cater­ing to the LGBT com­mu­nity (par­tic­u­larly along Church Street), it is also a his­toric com­mu­nity with Vic­to­rian houses and apart­ments dat­ing back to the late 19th and early 20th cen­tury. Many LGBT peo­ple also live in the nearby res­i­den­tial neigh­bour­hoods of The Annex, Cab­bage­town, St. James Town, St. Lawrence, Riverdale and the Gar­den Dis­trict, and in smaller num­bers through­out the city and its suburbs.

    Wel­come to the Beach, a pop­u­lar neigh­bour­hood in Toronto’s east end. Just on the west­ern edge of the pop­u­lar Beaches neigh­bour­hood, there is every con­ve­nience imag­in­able nearby.     A low-rise build­ing / stacked towns, what­ever you want to call it, this 16-unit bou­tique com­plex is small and rare. Each unit has 2 bed­rooms, some have 2 wash­rooms while oth­ers have 3. Almost all have park­ing. Condo fees are low, though they don’t include much. Located at the quiet dead-end south part of Bastedo, it is a quite place to live. A very unique and small com­plex of only 6 units, they are almost Tudor in style, blend­ing in with many of the his­toric homes in the neigh­bour­hood. All have 3 bed­rooms, except unit 5, which only has 2 – but they all have 2 wash­rooms. Built around 1985, prices have esca­lated and due to their rar­ity and excep­tional loca­tion, they tend to sell in the $700s. Fees can be rather high, at $500, but there just aren’t many units to share the costs. If you want low main­te­nance, time­less archi­tec­ture and near-waterfront loca­tion, then these are for you.

    The Beaches is a neigh­bour­hood and pop­u­lar tourist des­ti­na­tion located in Toronto, Ontario, Canada. It is located on the east side of the “Old” City of Toronto, from Vic­to­ria Park on the east to Kingston Road on the north, East­ern Avenue to Leslie on the west, south to the lakeshore of Lake Ontario. The Beaches is part of the east-central dis­trict of Toronto.

    Back in the 1790s, Alexan­der Aitken, work­ing for Lieu­tenant Gov­er­nor SIm­coe divided the land in what is now East Toronto area into large lots. The new own­ers devel­oped roads – and soon stage­coaches and trains were connected.

    Vil­lages grew and some local own­ers devel­oped recre­ational areas and offered the pub­lic access. Over the next 100 years, the Beaches became a sum­mer haven for Toronto residents.

    The com­mu­ni­ties would even­tu­ally become towns and would become part of Toronto around 1900. The local gov­ern­ment bought up the land over the next 30 years and in 1932 Beaches Park opened. It spanned from Nurse­wood Road to wood­bine Avenue.

    The name of the com­mu­nity is the sub­ject of a long-standing dis­pute. Some long-time local res­i­dents believe that The Beach is the proper his­tor­i­cal name for the area, whereas oth­ers are of the view that “The Beaches” is the more uni­ver­sally rec­og­nized neigh­bour­hood name, par­tic­u­larly by non-residents. All gov­ern­ment lev­els refer to the rid­ing, or the ward in the case of the munic­i­pal gov­ern­ment, as Beaches-East York.

    The dis­pute over the area’s name reached a fever pitch in 1985, when the City of Toronto installed 14 street signs des­ig­nat­ing the neigh­bour­hood as “The Beaches”. The result­ing con­tro­versy resulted in the even­tual removal of the signs, although the munic­i­pal gov­ern­ment con­tin­ues to offi­cially des­ig­nate the area as “The Beaches”. In early 2006 the local Beaches Busi­ness Improve­ment Area voted to place “The Beach” on signs slated to appear on new lamp­posts over the sum­mer, but local out­cry caused them to rescind that deci­sion. The Beaches Busi­ness Improve­ment Area board sub­se­quently held a poll (online, in per­son and by bal­lot) in April 2006 to deter­mine whether the new street signs would be des­ig­nated “The Beach” or “The Beaches”, and 58% of par­tic­i­pants selected “The Beach” as the name to appear on the signs.

    Iron­i­cally, the two names have been used to refer to the area since the first homes were built in the 19th cen­tury. In his book, Acci­den­tal City: The Trans­for­ma­tion of Toronto, Robert Ful­ford, him­self a for­mer res­i­dent, wrote: “the his­tor­i­cal argu­ment for ‘the Beaches’ as a name turns out to be at least as strong as the his­tor­i­cal argu­ment for ‘the Beach’”. “Plu­ral­ists” hold that since the area had four dis­tinct beach areas, using the sin­gu­lar term is illog­i­cal. Those pre­fer­ring the sin­gu­lar term “Beach” hold that the term has his­tor­i­cally referred to the area as the four dis­tinct beach areas merged.

    His­tor­i­cally, there are or were a num­ber of insti­tu­tions that used the term “Beach” in the sin­gu­lar, includ­ing the orig­i­nal Beach tele­phone exchange (1903 – 1920s), the Beach Hebrew Insti­tute (1920), the Beach The­atre (1919 to the 1960s), and the Beach Street­car (1923 – 1948). The sin­gu­lar form has also been adopted by the local his­tor­i­cal soci­ety, which is called The Beach and East York His­tor­i­cal Soci­ety (from 1974). There are also numer­ous exam­ples of early local insti­tu­tions that use the plural form “Beaches”, such as the Beaches Library (1915), the Beaches Pres­by­ter­ian Church (1926), the Beaches Branch of the Cana­dian Legion and a local war mon­u­ment in Kew Beach erected post WWII by the “Beaches Busi­ness Men’s Association”.

    Despite the nam­ing con­tro­versy, most Toron­to­ni­ans rec­og­nize either name as refer­ring to this par­tic­u­lar neigh­bour­hood, even though there are numer­ous beaches located else­where in the city.

    The Toronto condo mar­ket is not going to crash. It is hec­tic, crazy, chaotic even – but it is not in any dan­ger. We have seen some seri­ous price increases over the past decade or so, and those rises are going to slow down. They may stop, we may see prices flat­ten out, even fall a touch. But, over the long term, prices will con­tinue to move upwards. We have 16 straight years of real estate price growth in Toronto, and only 6 of the past 47 years have seen prices go down. There is no rea­son this trend is going to reverse.

    The new condo mar­ket is boom­ing because of a few fac­tors. Mainly it is fueled by new arrivals to the city (100,000 peo­ple move to the GTA every year – and they all need some­where to live), many from cities where tower liv­ing is the norm. First time buy­ers are priced out of the house mar­ket, so they go to con­dos as the afford­able option. The sub­ur­ban trend is over, peo­ple now want to live down­town, they want to be near work and play. Lastly, there are almost no new rental build­ings being built – the rental mar­ket is now the condo mar­ket. Vacancy rates are down to 1.3% so there is huge demand for rental units.

    Every crane you see means 80% of the con­dos have been sold already, with 20–25% paid upfront by the pur­chasers. Sure, there are more con­dos being built here than in New York City, but NYC already has 100s or 1,000s more high rise build­ings than we do. We are way behind and are play­ing catch up.

    There are over 2,200 con­dos in Toronto as of 2012. They stretch across the city, from the lake to north of the 401, from Scar­bor­ough to the Hum­ber River. Most are stan­dard condo tow­ers, though oth­ers include condo town­houses and lofts.

    Toronto con­dos have been almost mirac­u­lous, seem­ing to be immune from almost any­thing. Pun­dits have called for the col­lapse of the Toronto condo mar­ket since around 2003, yet it sim­ply has not hap­pened. More and more peo­ple want to live down­town and con­dos pro­vide an afford­able option. Many first-time buy­ers enjoy the maintenance-free lifestyle that Toronto con­dos offer. With 100,000 peo­ple mov­ing to Toronto every year, there is no short­age of peo­ple need­ing a home.

    Recently, the aver­age price per square foot for Toronto con­dos has stayed rel­a­tively flat at $475, though some new projects have come closer to $700 at the end of 2012. Lower pric­ing, low inter­est rates and a pent-up demand has resulted in a heated Toronto real estate market.

    Some older build­ings have prices as low as $350 per square foot, though you will have to deal with dated units and high condo fees. Prime loca­tions such as Lib­erty Vil­lage are in the $550–650 psf range. Water­view con­dos on high floors can approach $700 psf and lux­ury con­dos such as those in Yorkville are gen­er­ally over $1,000 psf.

    Newer con­dos offer bet­ter fea­tures and fin­ishes, with gran­ite and stain­less kitchens, glass show­ers and engi­neered wood floors – but are def­i­nitely smaller. They have state-of-the art gyms, pools and tend to be much more effi­cient. Older con­dos offer larger units, at the expen­sive of dated kitchens, old broad­loom and smaller win­dows. Ameni­ties tend to be less lux­u­ri­ous. Condo fees are usu­ally lower in new build­ings, higher in older ones.
