Quay West at Tip Top - Affordable suites close to the lake

It won’t cost a fortune for a view of Lake Ontario at Monarch’s latest condominium project, according to the developer’s vice-president of high-rise sales and marketing.
Suites at the waterfront project, Quay West at Tip Top — on Stadium Road, just east of Coronation Park — will be affordable for many buyers, Linda Mitchell says.
“When you look at [the] Vancouver waterfront — [or] New York, Chicago — those waterfronts are out of range for people . . . unless you’re affluent,” Ms. Mitchell says.
She notes that the average price for an 800-square-foot suite in a building situated on the Toronto waterfront is about $330,000, while a similar unit in a Vancouver project was recently quoted at $1.2-million. “Our waterfront still offers condo products for different income levels, and that’s an attraction we have to offer here.”
As an additional incentive to prospective buyers, the company offered those who registered for a preview of the project an invitation to a special one-day sale on Aug. 12, as well as 2 per cent off the purchase price (units start at $139,990), one year of free maintenance, and parking at a reduced price of $18,000.
The contemporary condo building will have a 23-storey tower and a nine-storey, L-shaped podium, and the suites will feature floor-to-ceiling, wall-to-wall windows. “There’s a certain allure and tranquillity to looking over the water,” Ms. Mitchell says, and many residents will be able to take advantage of the views from their living rooms, dining rooms and kitchens.
There will be 364 units, ranging from studios to two-bedroom models, some with dens, as well as two-storey townhouses at ground level. Outside, there will be a landscaped courtyard.
Each unit will have a balcony or terrace, nine-foot ceilings, and sliding glass panel doors to bedrooms to allow natural light to reach the interior. Kitchens will feature extended-height upper cabinets, granite countertops and stainless-steel appliances.
Incorporated into each unit will be energy-efficient features and environmentally friendly materials, including Energy Star appliances and low-emission window glass.
The monthly maintenance fee will be 39 cents a square foot, not including heat and hydro.
There will be a 24-hour concierge, spa with a sauna and whirlpool, fitness centre and sports lounge with billiards room. Also available to residents will be a private theatre, cyber café, party room with kitchen, guest suites and a car wash.
