Building’s facade will reflect neighbourhood character

A midrise condominium on the doorstep of the St. Lawrence Mar­ket and the finan­cial dis­trict, the Berczy, is a 13-storey brick build­ing at the south­west cor­ner of Church and Front Sts. has been designed to mesh with the his­tor­i­cal flavour of the area.

The build­ing has a four-storey masonry base meant to tie into the her­itage char­ac­ter of the St. Lawrence neigh­bour­hood,” says Rod Wilburn, senior vice pres­i­dent at Con­cert Prop­er­ties. “As you go down Church St., the build­ing steps back in an attempt to not over­whelm the area. This also allows for more light on the street.

The top nine floors will be more con­tem­po­rary, with lots of glass, and quite a few suites will have large ter­races. Wilburn explains that ter­race size will coin­cide with suite sizes, with larger suites hav­ing larger terraces.

The suites fea­ture high-end fin­ishes such as wide-plank hard­wood floors in ash, oak or wal­nut, smooth-finished ceil­ings, pol­ished quartz kitchen coun­ters, oak cab­i­netry, roller shades on the win­dows, flex­i­ble inte­rior rooms with glass walls and slid­ing glass doors, and inte­grated Euro­pean appliances.

Wilburn says Con­cert Prop­er­ties will be tar­get­ing LEED Gold sta­tus, which reflects their com­mit­ment to energy efficiency.

The high-end details will extend to the lobby and ameni­ties, which include a court­yard with water fea­tures, a lounge and exer­cise room, and a large ter­race on the south side with a barbecue.

The Berczy is not about huge scale,” says Wilburn. “It’s more of a club atmos­phere, a cozy home.”

Suite sizes will range from 560-square-foot, one-bedroom plans, to two-bedroom with dens at 2,000 square feet. Prices start at $275,000 and go to over $1.5 mil­lion, and condo fees will be 50 cents a square foot.

Bur­dell says the inten­tion is to start con­struc­tion early this fall. The pre­sen­ta­tion cen­tre is cur­rently being built and will fea­ture a com­pletely fin­ished and fur­nished model suite as well as two com­plete kitchen vignettes. Move in dates are sched­uled for the fall of 2012.
