Demand drives Luxe II launch

With a location that is equally convenient to downtown and York region, Menkes Luxe II is being promoted to both subway and car commuters, according to the project’s marketers.
“We have many buyers who are young couples, with one person taking the subway downtown and the other driving north,” says Mimi Ng, director of marketing for Menkes Developments. “Luxe II is close to downtown and the suburbs.”
Luxe II, at Yonge St. just north of Finch, follows the successful first phase of Luxe, which is now more than 65 per cent sold. In fact, the high demand for Luxe prompted Menkes to release Luxe II earlier than planned.
The 22-storey building will have 190 condo suites, ranging from one-bedroom (545 square feet) to two-bedroom plus den units (920 square feet). Prices will start at $172,990 and go to $305,990, with 42 cents a square foot maintenance fees. Gas and hydro are metred separately, and most condo suites include parking.
Ng says that all condo suites will come with granite kitchen countertops, engineered wood flooring, and six premium appliances.
Construction for Luxe II is set to begin this spring, with occupancy slated for June, 2009. Phase One occupancy is a few months earlier, in March.
