Designing The Residences Of The Republic
A considerable amount of time has been spent in the planning and designing of the suites within The Republic condo, ensuring that they meet the functionality and aesthetic sensibilities purchasers have come to expect from Tridel.
The company’s steadfast philosophy is to create superb, livable spaces that are not only design-savvy, but are durable, high performing and wherever possible, employ environmentally friendly materials, features and finishes. With 170 condos in the 24-storey Broadway residence, there will be wide array of unique floorplans from which to choose.
Starting from $275,000 to over $2 Million, the suites will be offered in 3 collections – The Republic Collection: 650 sq. ft. to 1,300 sq. ft. suites, Signature Collection: 1,900 sq. ft. to 2,500 sq. ft. suites and Penthouse Collection: over 3,000 sq. ft penthouses* – each with its’ own distinct feature and finishing appointments.
The design team’s focus has been to create condos inspired by how people actually live, so it’s no surprise that hours of meticulous planning were invested to ensure that every detail is just right. The functional layouts of The Republic Collection will feature 9-foot ceiling heights, with soaring 10-foot ceiling heights in the Signature Collection and Penthouse Collection suites.
All condos will boast expansive living and dining areas, ample storage space, fresh-air balconies and large windows to add plenty of natural light. Gourmet kitchens will host a choice of granite or quartz countertops, premium quality stainless steel appliances and Tridel Signature cabinetry and master ensuites enveloping in luxury.
Tridel’s design team has selected only materials best suited to achieve the company’s passion for uncompromising quality and worthy of their commitment to being an environmental innovator through their leading edge “Naturally Better†green initiatives. In pursuit of L.E.E.D. (Leadership in Energy and Environmental Development) certification from the Canada Green Building Council, these suites will come with a full range of environmentally preferred features and finishes.
These will include low volatile organic compound paints and carpeting to minimize off-gassing, durable environmentally friendly hardwood flooring, energy efficient windows, Energy Star appliances, water conservation methods, individually-controlled high efficiency space conditioning and high performance energy recovery ventilators. You can enjoy living in a healthier, energy efficient home, which will save you money and help to protect the environment, without compromising your lifestyle.
Tridel knows that a home should be a foundation for homeowners to express their personal taste and style. The suites at The Republic promise to deliver superior design with high levels of finishes, attention to detail and commitment to the environment, resulting in perfect spaces, fit for every individual’s vision of how they would like to live.
The Republic’s innovative condominium residences will echo a similar design-forward language. Alessandro Munge of Munge/Leung Design Associates has taken a fresh approach to amenity spaces by integrating distinctive layouts, unique material uses and finishes to consummate an urbane design statement that works smartly offering homeowners an experience in both aesthetics and function. We have included a preliminary concept of one of the recreation amenity spaces that demonstrate the type and range of activities and finishes you can look forward to enjoying at The Republic.
Focusing on a refined, minimalist approach, The Republic’s two lobbies will display artistic glass sculptures, unique water features, a 24 hour Concierge and welcoming seating alcoves. This theme will transcend into the entertainment salon and screening room, while stunning water details and organic finishes will hint at a refreshing spa lifestyle throughout state-of-the-art fitness and recreation amenities. During warmer months, a unique outdoor recreation area offers private cabanas, furnished lounges and barbeque stations, all set among beautiful landscaping for ideal entertaining and relaxing.
A Brilliant Modernist Architectural Statement
To make certain that a coherent composition would exist between the Tridel condominium residences and the new North Toronto Collegiate Institute (NTCI), the architectural design team of CS&P Architects Inc. and Burka Varacalli Architects spent countless hours refining the design and landscaping details of this masterplanned community.
They are still evolving many aspects of the final design but are pleased to release a preliminary illustration of these extraordinary residences that make a brilliant modernist architectural statement while enhancing the remarkable neighbourhood that surrounds them.
Rising 24-storeys above Broadway Avenue and 27-storeys above Roehampton Avenue, Tridel’s two residential condominiums form an exceptional community, now aptly known as The Republic
The Republic will embody a clean, modern design to harmonize with the adjoining school. Urbane icy blue glass, cool steel and warm pre-cast, accented by open-air balconies, will make up the composition of the contemporary exteriors visible along the North Toronto skyline. Private outdoor cabana areas complete with barbeque entertainment stations and extensive landscaping will be available to residents for entertaining and relaxing.
Articulating a design language fit for the school’s future, the new NTCI building will express a modern and decidedly bold, “civic quality†statement with clean linear lines and use of distinctive materials including dark charcoal and beige brick, zinc cladding, metal banding and curtains of glass walls. A vanguard 600-seat theatre will be the highlight view from Broadway Avenue, along with a public art component. Retrospective of its’ rich history, the original school’s “gothic†arches and two bay windows from the principal’s office will be integrated into the new facility’s central courtyard.
Landscaping will be instrumental in uniting the condominium development and school, yet keeping them as separate entities in consideration of the respective audiences who will all share in this community. A tree-lined pedestrian walkway and seasonal gardens will weave through the site for aesthetic continuity while strategically placed natural barriers will mark boundaries. The current school, located on the west end of the site, will remain in full operation during construction of the new development on the east side of the site. Once complete, a regulation-size sports field with track will take the place of the original NTCI.
