Good things in this small new loft

Living on Queen Street East in the Beaches area has always drawn a hip, young crowd of homeowners.

The Beach House Lofts project, developed by Streetcar Developments, is a four-storey, 10-unit new loft building that sold out quickly because of its private, intimate atmosphere as well as its Beaches location.

This was the second loft project done by Streetcar Developments. They built the Academy Lane Lofts that is next door, which is another small-scale building. It used to be an old bowling alley. Lofts at the Beach House Lofts range from 615 to 1,763 square feet. All of them have either a balcony or terrace.

These are true lofts with mezzanines and high ceilings, he says. “The ceilings are 17-feet high and some have skylights. The kitchens have high-quality cabinetry and granite countertops. This project is more original than most in this area and has real loft features, such as the industrial-style, modern architecture and lots of glass because of the large windows.

What’s great about this project is that there aren’t a lot of developers doing these small buildings any more. Profits aren’t usually big enough in small buildings for big developers. This developer decided to build a small building anyway and does really good quality work as anyone can see by the Academy Lane Lofts.

Generally, the buyers who are interested in this site are people who already live in the Beaches area. They want to move out of their houses but still want to live in the neighbourhood. These lofts are a little different than the typical east-end condominiums you see around here.

Buyers are generally from 25 to 55 years old. There’s such a range in the suite sizes, between 615 and 1,748 square feet, and a wide range in the prices, that there is probably going to be a an equally wide range in the demographics of the buyers.

For buyers with vehicles, there is a stacking system that allows residents to have a parking spot for a rental fee. These stacking systems are becoming more common throughout Toronto and resemble bunk beds for cars. The developer used these for the Academy Lane Lofts project.
