Towers will overlook East Don greenspace

After nearly 40 years of building single-family homes across the Greater Toronto Area, Greenpark Homes has unveiled its first high-rise condo development.

The two-tower luxury condo, called The Rosewood, will be located on Wynford Drive, east of the Don Valley Parkway, in a woodland setting overlooking the park systems bordering the East Don River.

“We’re probably close to 60% sold in the first tower,” says Mario Farano, senior sales manager of HomeLife MetroPark Realty Inc., the agency overseeing sales.

With 379 condos — ranging in size from one-bedroom to three bedrooms with a den — the project has drawn a mix of young, first-time purchasers and older couples downsizing, Mr. Farano says. “There are some high-rise residential and some low-rise residential in the area,” he says, but in terms of new projects in the community, “there isn’t a lot of high-rise condo activity right now.”

The Rosewood will be a modern structure with 21- and 25-storey towers on a 2½-acre landscaped property filled with trees, gardens, and walking paths.

A porte cochère will lead to the central lobby, which will feature a grand circular staircase with a chandelier, and 24-hour concierge service. Further into the building, an amenities area will include fitness facilities, guest suites and a conference room. A party room, card and billiards room and a lounge will all open to terraces.

The nearby Don Valley Parkway leads to the downtown core, and there are public transit routes along Wynford Drive, Eglinton Avenue and Don Mills Road. While the area is residential, it is close to the head offices of several major companies. A plaza is across the street, and a large food store is minutes away.

The project will overlook the Charles Sauriol Conservation Reserve, and outdoor recreation can be found at golf courses, Edwards Gardens and Sunnybrook Park.

The condos will generally feature open-concept designs, each with a balcony or terrace. Penthouse units will have two outdoor spaces.

There will be nine or 10-foot ceilings, cultured marble vanities in the bathrooms, and granite countertops and islands with breakfast bars in the kitchens.

Other finishes include laminate wood flooring, 35-ounce broadloom and imported ceramic tiling. All units will include appliances, parking and a locker.

The monthly condo fee will be 43.5 cents a square foot, including all utilities except hydro.

The project is scheduled to be completed by June, 2009.
