Downtown Toronto East Condos

Another cool new east end loft devel­op­ment from Brad Lamb and his devel­op­ment com­pany. The King East is on the north­west cor­ner of King & Par­lia­ment, one of the most his­tor­i­cally sig­nif­i­cant inter­sec­tions of the old City of Toronto. The design was sup­pos­edly inspired by the his­tor­i­cal nature of the nearby Cork­town and St. Lawrence Mar­ket dis­tricts, but it came off look­ing way too mod­ern in my opin­ion. It is a smaller mid-rise build­ing, only 12 sto­ries high, con­tain­ing 215 soft loft / con­crete condo units was com­pleted toward the end of 2011. Units do not come up all that often, and they do sell fast. I find them a bit skinny for my lik­ing.

The devel­op­ment team claims to have designed a bou­tique res­i­dence which care­fully pre­serves the his­toric facade of the turn of the cen­tury hotel that once stood on the site and con­trasts strik­ingly with a sleek mod­ern glass tower ris­ing above it. There will be 132 con­dos in the 17-storey build­ing, rang­ing in size from 560 to 1,405 square feet. South fac­ing units on high floors should have a decent lake view.

Another one the scares me, build­ing this giant glass and steel tower on top of the gor­geous neo-classical bank facade of the old CIBC build­ing. Those two old banks are some of my favourite her­itage build­ings… at least they did not tear them down. MOD Devel­op­ments is going to put up 60 storeys of con­dos across the street from the Eaton Cen­tre. Hun­dreds of units will range in size from a tiny 378 square feet to a not very large max of 882 square feet. It cer­tainly has the loca­tion, we shall see if peo­ple go for the small­ish sizes. At least the archi­tec­ture looks pretty good, this is going to be a land­mark build­ing.

The area of St. Lawrence to the east of the finan­cial dis­trict is the old­est area of Toronto. It fea­tures her­itage build­ings, the­atres, music, din­ing and many pubs. It is a com­mu­nity of dis­tinct down­town neigh­bour­hoods includ­ing the site of the orig­i­nal Town of York, which was Toronto’s first neigh­bour­hood, dat­ing back to 1793. The area boasts one of the largest con­cen­tra­tions of 19th cen­tury build­ings in Ontario. Of par­tic­u­lar note are the St. Lawrence Hall, St. James’ Cathe­dral, St. Michael’s Cathe­dral, St. Paul’s Basil­ica, the Enoch Turner School House, the Bank of Upper Canada, Le Royal Meri­dien King Edward Hotel, and the Good­er­ham Build­ing. Fur­ther to the east is Cork­town and the Dis­tillery District.

Cork­town is an his­toric Old Town neigh­bour­hood in down­town Toronto. It is just south of Regent Park and north of the Gar­diner Express­way, between Berke­ley Street to the west and the Don River to the east. The south­ern part of this area bor­ders, but is not part of, the Dis­tillery Dis­trict and con­tains many vacated indus­trial build­ings, some in use by pro­duc­tion and movie stu­dios. The West Don Lands, slated to be rede­vel­oped over the next few years, will encom­pass the south-east cor­ner of this area.

The Dis­tillery Dis­trict is an his­toric and enter­tain­ment precinct located east of down­town Toronto. It con­tains numer­ous cafes, restau­rants and shops housed within her­itage build­ings of the for­mer Good­er­ham and Worts Dis­tillery. The 13-acre dis­trict com­prises more than 40 her­itage build­ings and 10 streets, and is the largest col­lec­tion of Vic­to­rian era indus­trial archi­tec­ture in North America.

Cab­bage­town is a neigh­bour­hood located on the east side of down­town Toronto. It com­prises “the largest con­tin­u­ous area of pre­served Vic­to­rian hous­ing in North Amer­ica”, accord­ing to the Cab­bage­town Preser­va­tion Asso­ci­a­tion. Cabbagetown’s name derives from the Irish immi­grants who moved to the neigh­bour­hood begin­ning in the late 1840s, said to have been so poor that they grew cab­bage in their front yards. Cana­dian writer Hugh Garner’s most famous novel, Cab­bage­town, depicted life in the neigh­bour­hood dur­ing the Great Depression.

While the neigh­bour­hood sur­round­ing Church and Welles­ley is home to the com­mu­nity cen­tre, parks, bars, restau­rants, and stores cater­ing to the LGBT com­mu­nity (par­tic­u­larly along Church Street), it is also a his­toric com­mu­nity with Vic­to­rian houses and apart­ments dat­ing back to the late 19th and early 20th cen­tury. Many LGBT peo­ple also live in the nearby res­i­den­tial neigh­bour­hoods of The Annex, Cab­bage­town, St. James Town, St. Lawrence, Riverdale and the Gar­den Dis­trict, and in smaller num­bers through­out the city and its suburbs.

    Nes­tled between the scenic Don River and Cab­bage­town, Regent Park has been weighed down with the rep­u­ta­tion of being one of downtown’s truly down­trod­den areas. With its ill-conceived 1950s-era hous­ing projects and a con­glom­er­a­tion of aid agen­cies con­cen­trated within a few som­bre, trou­bled blocks, the area has his­tor­i­cally been avoided by ner­vous poten­tial buy­ers. Today, though, it’s a neigh­bour­hood in progress.

    Built in the late 1940s and early 50s, by the turn of the cen­tury Canada’s largest pub­licly funded hous­ing project had declined into a down-at-heels neigh­bour­hood beset with sig­nif­i­cant social ills. Today, it is a com­mu­nity in the midst of com­plete rede­vel­op­ment, as pri­vate and pub­lic invest­ment com­bine in a 15-year, six-phase under­tak­ing to re-imagine and revi­tal­ize the area south from Ger­rard Street East to Shuter Street and west from River Street to Par­lia­ment street.

    The plan is already in progress. One at a time, Regent Park’s blocks of pub­lic hous­ing are being demol­ished, only to re-emerge in a vari­ety of new forms tai­lored to suit dif­fer­ent income brack­ets. Lofts will be built at River Street and Queen Street; apart­ment build­ings and brick town­homes at River and Shuter streets. And low-cost hous­ing at Sackville Street and Dun­das. The neigh­bour­hood also has a num­ber of elderly Edwardian-style homes await­ing vision­ary renovators.

    Over many years, the colos­sal revi­tal­iza­tion plan will attempt to attract dif­fer­ent income brack­ets to the area. Pub­lic hous­ing blocks are being razed and rebuilt as rental build­ings, result­ing in low-cost hous­ing (Dundas-Sackville, Oak-Parliament), town­houses (along Shuter) and a burst of new con­dos pep­pered through­out (Paint­box, One Cole and One Park West). Some new ameni­ties have already set up shop, includ­ing a bank and a gro­cery store – the neighbourhood’s first in 40 years.

    The $1-billion under­tak­ing will include office, park and cul­tural space, and the podi­ums of many of the new tow­ers have been marked for new retail space. In the mean­time, clus­ters of shops, restau­rants and bars are found north on Par­lia­ment, east of the val­ley or west of Par­lia­ment along Queen.

    At present, pend­ing new retail devel­op­ment, the neighbourhood’s only imme­di­ately local shop­ping is along Queen Street or north on Par­lia­ment. For com­muters, street­car ser­vice con­nects to both the Yonge-University-Spadina sub­way and to Cas­tle Frank Sta­tion on the Bloor-Danforth line. Recre­ation options include Regent Park Com­mu­nity Cen­ter, with its game room, gym and weight room, Par­lia­ment Street Pub­lic Library, a swim­ming pool, base­ball dia­mond, and two out­door arti­fi­cial ice rinks.

    With the neighbourhood’s reju­ve­na­tion under­way, and the antic­i­pated renais­sance of the adja­cent Cork­town neigh­bour­hood, Regent Park may well prove to be one the city’s bet­ter invest­ment oppor­tu­ni­ties. Add in the West Don Lands and Pan Am Games to the south, and it is easy to see just where Toronto’s down­town east is head­ing. Up and only up!

    Regent Park real estate prices cor­re­late to indi­vid­ual income, and hous­ing choices are var­ied. Options for hous­ing range from apart­ments in walk-up and high-rise build­ings, town­houses, and row-houses. You will start to see many more new Regent Park real estate options as more con­dos and lofts are built.

    Life in Regent Park is made con­ve­nient with retail and other busi­nesses located on the main streets. There are signs of trans­for­ma­tion, largely via con­struc­tion cranes and projects out­side the neigh­bour­hood bor­ders. More buy­ers are will­ing to take a chance on the region thanks to its prox­im­ity to the core and rea­son­able prices.

    Though there’s a strong social hous­ing pres­ence, condo tow­ers are rapidly ris­ing off Sher­bourne and Rich­mond, and King Street East is see­ing a condo boom among the old store­fronts and her­itage prop­er­ties. Young pro­fes­sion­als are turn­ing from the chaos of the Enter­tain­ment Dis­trict to Cork­town, which has been poised to pop for years. One sell­ing point is the prox­im­ity to the Dis­tillery Dis­trict (more of a des­ti­na­tion than a stan­dard com­mu­nity) and the foodie’s par­adise St. Lawrence Mar­ket.

    To the south­east, grand plans to develop the West Don Lands could bring extra foot traf­fic. If the nearby Regent Park revamp intro­duces more mid­dle– and high-income earn­ers, the down­town east side might no longer be the down-and-out.

    Moss Park — the area of down­town Toronto extend­ing north from Queen Street East to Shuter Street and west from Tre­fann Street to Jarvis Street — was once part of 100 acres of park­land, owned by William Allan, one of the wealth­i­est men in town in the early 1800s. In 1830, Allan com­mis­sioned con­struc­tion of a vast man­sion on his estate, and named it Moss Park. The man­sion stood were the city park of the same name is today.

    On William’s death in 1853, the Moss Park estate passed to son George, a future Mayor of Toronto. George lost no time in sub-dividing the land, and the neigh­bour­hood became one of the young city’s more afflu­ent areas, known for its hand­some Vic­to­rian houses.

    Lit­tle remains of this orig­i­nal com­mu­nity. In 1962, the old homes fell to the wreck­ing ball. In their place, The Toronto Com­mu­nity Hous­ing Cor­po­ra­tion built a mas­sive pub­lic hous­ing project — the trio of 16-storey, 300-unit sub­si­dized apart­ment tow­ers that today char­ac­ter­ize Moss Park and gen­er­ate a neg­a­tive rep­u­ta­tion for the area.

    Despite the neighbourhood’s acknowl­edged social ills, how­ever, the many small streets and the areas on the periph­ery can sur­prise. Berke­ley Street, for exam­ple, with its row of attrac­tive gabled homes and land­scaped plots. Wilkins Avenue, a street of just 20 houses and its own residents-only park­ing. Or the mix of old and new town­homes on Trin­ity, just north of East­ern Avenue. Home-buyers look­ing for a fixer-upper might do well to check Seaton Avenue, to the north of Dun­das Street, where homes await­ing a ren­o­va­tor owner mix with already ren­o­vated Edwar­dian style homes.

    The neighbourhood’s neg­a­tive rep­u­ta­tion pro­duces deals unlikely to be matched else­where in down­town; mean­while, the con­tin­u­ing gen­tri­fi­ca­tion of Regent Park and adja­cent neigh­bour­hoods such as Cab­bage­town, Cork­town and The Gar­den Dis­trict makes Moss Park a solid bet to see appre­ci­a­tion con­sid­er­ably above aver­age. In fact, as I have said for years, the entire east end is ripe for solid appre­ci­a­tion through the next 5 years or so.

    For shop­ping, res­i­dents of Moss Park homes are close to the Sher­bourne, Queen Street East and Par­lia­ment retail strips, and within walk­ing dis­tance of St. Lawrence Market.
