One Rainsford will contain 28 single and two-storey residences in a six-storey bulding in a prime Beach location

It will be wrapped in natural stone on the exterior, which may be appropriate considering the location of One Rainsford is a virtual stone’s throw to the beach. The high-end boutique condo will rise six storeys on a lot just west of Queen St. E. and Woodbine Ave.
The 28 single and two-storey residences — including two penthouse units each over 3,000 square feet — will include a range of high-end finishes, says developer Bob Mitchell, whose company Mitchell Lofts is in partnership with The Riedel Group on this project.
Buyers would be hard-pressed to find a better level of finishes, he says, pointing out that the suites come with a $15,000 Miele Energy Star stainless steel appliance package, including a built-in wall oven and microwave, refrigerator/freezer, gas cooktop and dishwasher.
Mitchell expects that many buyers will be empty nester Beach residents “who want a nice place and don’t want to shovel snow any more and want to stay in the area.”
Buyers will have some choices in their finishes and can opt for traditional styles with wainscoting, crown moulding and high baseboards or something more contemporary. Main living areas have flooring in either single plank engineered hardwood or bamboo.
All units come with lots of floor to ceiling glass to maximize views, nine-foot-plus ceilings in the main living areas, a gas fireplace and a gas barbecue connection on the terrace. The kitchens will have European-styled cabinetry, granite or marble tile and a choice of porcelain tile, natural stone or engineered wood flooring. Recessed low-voltage halogen lighting and under cabinet lighting is included. Suites will also have natural stone feature walls.
Master ensuite bathroom plans call for a five to six foot acrylic bathtub, choice or porcelain or marble tiles on the shower walls, a rain forest showerhead and a choice of granite or quartz countertops. The shower will have a glass enclosure.
The building, designed by Richard Ziegler Architects, will have a lot of green features like a tri-sorter garbage chute, a green roof with trees, shrubs and greenery, a grey water irrigation system, an energy-efficient tankless hot water system, high efficiency HVAC systems and smart meters.
Suites will have “living green walls” as terrace dividers, which will consist of shrubbery and plants.
The street level of the building will contain commercial units.
Suite sizes range from 972 square feet to 3,227 square feet, and in price from $499,000 to $2.5 million.
Parking, bicycle storage and storage lockers are included in the purchase price. Maintenance fees are 28.5 cents per square foot.
Construction of One Rainsford is expected to start in October, with first occupancies in June of 2012.
