Downtown suites spell hip, urban, personal

Even if you haven’t heard of Graywood Developments, you’ve likely heard the catchy radio ads for two of their condo projects.

There’s the tuneful twist on Marvin Gaye’s classic “Mercy Mercy Me” for the Mercer (“Mercer Mercer Me”) in Toronto’s Entertainment District and the jubilant “Hands Up” promoting the Ocean Club on Etobicoke’s waterfront.

But Graywood itself has flown quietly under the radar despite being a fixture on the city’s condo scene for more than two decades. It doesn’t even have a website.

But between June 1 and the end of the year, the company will have released almost 1,400 condo units in the city market, including 159 residential units at the Residences at the Ritz-Carlton, 493 suites at Five Condos at 5 St. Joseph, 415 at the Mercer and 461 at the Ocean Club.

The luxurious five-star Ritz, developed in partnership with Cadillac Fairview at 181 Wellington St. W., has established a new standard for Graywood.

“The hotel is set to open beginning of next year and the proof is in the delivery of that building,” says Stephen Price, chief operating officer for Graywood. “We have learned a lot from that and are able to transfer it to all our projects.”

Although each of Graywood’s current projects has a distinct personality, there are themes common to all of them, says Price.

“First of all is the location. Then the design detail, not just in the esthetic of the building but in its functionality. And the value proposition we’re offering customers,” says Price, who points out that Graywood seeks out “triple A” locations for its projects.

“Good sites are fewer and harder to find, but we’ve always been able to find enough for us,” he says. “We are not a production developer-builder. We build as we find sites that fit our criteria, and we will wait until we can find those that suit us.

“Then we seek out an architect that will capture the vision we have and find an interior designer who will complement the architecture, then a landscape architect. Those are our three primary partners.”

Five, a modern 45-storey glass tower with undulating balconies, is slated to rise along tree-lined St. Joseph St.

Just steps from Yonge and Bloor Sts., this joint venture with MOD Developments will incorporate a four-storey Gothic Revival warehouse into its façade and a series of small heritage storefronts along Yonge St.

The model suite, designed by Anna Simone of Cecconi Simone, is a sophisticated bohemian style, mixing dark chocolate wood, modern white leather, metal and glass. More than two-thirds of the Five suites have been sold.

“What you’ll see in all our buildings is that our kitchens are all highly designed,” says Price as he stands in the pristine white Euro-style model kitchen in Five. “We design not just for the esthetic, but for the pragmatic, so they are functional and the kitchens are integrated with the living area.

“We particularly focus on the kitchen because that’s where people like to spend a lot of time. Our second priority is the bathroom.”

Five will likely draw people with a hip urban personal sense of style (they may work at the University of Toronto or nearby hospitals).

The Mercer, near King and St. John Sts. in the Entertainment District, which will be launched later this year in partnership with Beaverhall Homes, is expected to draw a different crowd.

“The Mercer is for the downtown person,” says Price. “We know that area very well because of the Ritz. We were pioneers to build a five-star project in an area that hadn’t yet proven itself as a residential location. But it seems the whole city is evolving around there, with the Toronto International Film Festival (Bell Lightbox/Festival Tower) and all the amenities that are here.”

At the Ritz, Price says people get large suites and “incredible hotel services.”

“Mercer is catering to a different buyer. We are expecting to get an interesting group of downtown professionals. It’s across the street from the entrance to the PATH system at Metro Hall. It’s going to appeal to the younger, hipper audience,” he predicts. “Maybe not quite as hip as Five. Mercer is like New York’s Soho, Five is the Lower East Side.”

The 33-storey tower, designed by BBB Architects, will have a brick treatment that ties into the street’s history yet will be modern in design.

“We are targeting people who appreciate a contemporary, hip building,” explains Price. “We are identifying the ‘me’ in Mercer, not in a selfish way but in an individual way. These are people who are successful, know who they are and what they want. They appreciate architecture, they appreciate quality design and, most of all, they appreciate the location.”

The Design Agency (whose principals are in HGTV’s The Designer Guys) came up with the suites, lobby and amenity spaces. The lobby will feature a spectacular granite concierge desk and metal screenings to give an urban feel. There will be a living wall to add warmth and depth, as well as a sculptural sofa imported from Italy.

“The most significant amenity of this project is its rooftop terrace with a dining area, outdoor screen and misters,” says Price. “It will have a very contemporary look and feel with green elements. We try to ensure as much as we can there is a strong green presence in our projects.”

The Ocean Club on the Humber Bayshores (also a collaboration with Beaverhall), also to be launched later this fall, will have a much different flavour. It is perhaps no coincidence that the “Hands Up” music used in its commercials and on its website is also Club Med’s theme song.

“Once you turn off Lake Shore Blvd. and on to Park Lawn Ave. to where we front on the lake on Marine Parade, you enter a whole different world,” says Price. “There’s a butterfly sanctuary, green space, the lake, the Martin Goodman Trail and unobstructed views of the city skyline. It’s transformative down there. It has a getaway feeling.”

He says people don’t need to be sold on the location: “It’s a matter of us having the right product.”

The two 37-storey and eight-storey towers, designed by Page + Steel/IBI Group, will be sold and operate together but will have independent amenities. The point tower has a sloped, mast-like roof and is inspired by the oceanfront condos of Miami and Vancouver.

“Most suites have wonderful views of city or to the west and we’ve articulated a number of balconies so the views are available to most residents,” says Price. “We’d argue that this is the best location on Lake Shore, given our proximity to lake, and being able to put a point tower so close to lake, the views will be outstanding.”

Interior designer Tomas Pearce has created a three-storey resort-style lobby with commissioned sculptures, glass walls and detailed light fixtures.

Amenities will reflect the club atmosphere. There will be a saltwater pool and cascading hot tub. On the eighth floor will be “essentially a large outdoor lounge” with barbecues where residents can watch the sailboats and cyclists.

There will also be a restaurant in the base of the tower, where people can have a drink and enjoy the lake views or have a meal. It will round out the resort-type environment, says Price.

With the growing roster of unique projects, isn’t it time for Graywood to establish an online presence to bolster its public profile?

“We don’t have a website because there hasn’t been a need, as our business is not sourced that way,” says Price.

“But we’re thinking about it. We want to be a little more progressive in how we communicate.”

    David Leinster has a clear sense of what ails this fair city.

    “Toronto has a really mean public realm,” says the landscape architect, one of six principals in The Planning Partnership (TPP), an urban planning and design firm.

    “Planning in the city has been dominated by the car and accommodating it in every respect. There needs to be a shift in how we think about our streets and public spaces.”

    For Leinster and his TPP colleagues, that’s the mission: Make the public realm — the environment around buildings that includes streets, sidewalks, alleys, parks, plazas and other open spaces — a primary focus of Toronto’s ongoing development planning.

    As the city looks to add density in existing residential areas, TPP hopes to reverse years of automobile-centric urban design and help transform Toronto into a more pedestrian-friendly town.

    TPP is currently working on projects such as the John St. cultural promenade, Union Station, the Front St. civic plaza, the West Don Lands and the Sheppard East LRT — initiatives that highlight public space and street life, which The Planning Partnership co-founder Dan Leeming says must be top priorities.

    “Toronto is a world class city, but we don’t have a world class public realm,” he says in an interview with his partners at the firm’s Bay Street office.

    “We’ve got amazing cultural diversity and good government, but we’ve got a built-form (the relationship buildings have with their surroundings) that’s not meeting that standard.”

    TPP hopes to change that.

    On John St., the firm has designed plans for a streetscape that will tie together landmarks along that north-south corridor, including the Art Gallery of Ontario and the CN Tower.

    “It’s an important route that links a number of attractions,” says TPP partner Harold Madi. “But the public realm, the adhesive between those destinations, is currently an unremarkable street.”

    To make the main drag more remarkable, TPP wants to add trees, widen sidewalks, include more squares and plazas, and enhance existing parks and open spaces.

    With the influx of people moving into condos in the Entertainment District, Madi says it makes sense to improve public spaces.

    “You’re doubling the population there, and the majority of them are walking to work, not using cars.

    “They’re the ones who are going to experience this environment, but at the moment there are no trees, not enough greenery, and the sidewalks are too narrow.”

    Andrew De Gasperis, a principal with Aspen Ridge Homes — currently developing a two-tower, 750-unit condo project at Richmond and Duncan Sts. — sees the value in offering homebuyers the promise of inviting public spaces.

    “The city is transforming quickly, so when we sell to a potential buyer they want to know what an area’s going to look like when they move in,” he says. “If there are improvements being done to an area like John St., that’s what you want to see; you want it close to your development so there’s a benefit for purchasers.”

    The Planning Partnership has also been working on a public realm plan for the West Don Lands, the first residential neighbourhood in Waterfront Toronto’s redevelopment of the industrial area.

    The neighbourhood ultimately will include 6,000 homes, one million square feet of working space, an elementary school and two childcare centres.

    To create a more engaging community vibe, TPP plan calls for plenty of public art and loads of landscaping and parkland.

    Construction recently began on Underpass Park, a derelict area under the Richmond/Adelaide Sts. overpasses that’s being transformed into a new 2.5-acre park with recreational space, children’s play areas and community gardens.

    The West Don Lands will also showcase a type of street never before seen in Toronto: the woonerf.

    “It’s a model imported from the Netherlands,” Leinster says. “It’s a space where pedestrians, cars and bikes all share the same areas. It’s probably more similar to a lane than to any other street we know, except buildings front onto it.”

    A woonerf is also curbless and has different surfacing materials than regular streets. “This signals to drivers that you’re entering a different zone, so hopefully you act differently,” TPP partner Rick Merrill says.

    Achieving greater motorist-pedestrian harmony is the focus of another project in TPP’s pipeline: a Union Station/Front St. public mall.

    The firm’s vision is for a “grand civic plaza from the Royal York to Union Station, building face to building face,” Madi says. “This is the front door to the city and it’s a very important civic building.”

    TPP hopes to make the area less treacherous to pedestrians, but Leinster acknowledges it will be impossible to eliminate all vehicle traffic along bustling Front St.

    “At Union the cars are moving in one direction and the pedestrians are moving in another, so there’s this inherent conflict,” he says, adding that a woonerf-style approach might work well in this environment.

    If calming Union Station traffic sounds like a tall order, TPP should be up to the task; this is the firm that gave car-loving Houston a reason to embrace public transit.

    Last year TPP won an award from the American Society of Landscape Architects for its work on plans that are helping transform Houston’s gridlocked urban core into a place that now accommodates a light rail transit system —and pedestrians.

    It wasn’t easy.

    “We spent a lot of time on cross sections and how to make pedestrian zones work,” Merrill says. “Sometimes we had very narrow right of ways, and when you have a limited right of way, the pedestrian always suffers.

    “But that’s actually the most important part of the corridor,” he adds, “because you’re trying to get people to the corridor to use transit.”

    Back in Toronto, TPP is incorporating lessons learned from Houston into its plans for revamping the streetscape along the route of the new Sheppard East LRT, a 14-kilometre line that’s part of the Transit City megaproject.

    “We’re looking at how people are going to get to the trains — is it accessible and how do we shape the pedestrian environment so that people are comfortable walking there,” Leinster says. “Because God knows you would not want to walk on Sheppard today, it’s miserable.”

    In the end, Leeming says, effective public-realm planning — whether in the suburbs or downtown Toronto — comes down to challenging the “dominance of car culture.”

    “Car drivers have had the right of the road for 60 years,” he says. “And they have this idea that the car has a God-given right to move at a certain speed, and a certain level of service is expected.

    “Well, those rules went out the window 20 years ago. It’s shared space, but we haven’t learned how to share it yet.”

    Have you got 220 square feet to spare?

    That’s all architect Michael Katz and designer Janet Corne need to build the sub-compact L41 – a tiny footprint in a city that keeps getting smaller

    Forget the laneway house and its 500 sq. ft. of living space.

    That size house is huge compared to something called the L41 — a house that measures in at a mere 220 sq. ft.

    It’s designed for one occupant, and if its innovators have their way, it will house the renter, the retiree, the student, the homeless, the first time buyer, or the person who simply chooses to live small.

    It’s the creation of architect and urban planner Michael Katz, and artist and designer Janet Corne, who created the L41 in time for the Winter Olympics, where it was displayed on the Concord Pacific site in downtown Vancouver. Today, the demonstration model sits in the parking lot at 550 Great Northern Way, nestled in a university campus among trees and shrubs that hide a major thoroughfare.

    The house is called L41 because it rhymes with “all for one,” and infers “one for all,” which is the egalitarian philosophy behind it.

    “This is what I call sub compact,” says Mr. Katz. “We concluded that to make a house affordable, we had to make it small, which is simple logic — The question was, how small?

    “Instead of setting out to build a 220 sq. ft. unit, we set out to design a unit which we considered to be delightful. We started with a full kitchen and dining bar, and the rest fell into place.”

    Ms. Corne, who is married to Mr. Katz, has an architecture degree and is an artist who shows her work at Buschlen Mowatt Gallery in Vancouver. The team collaborated on the design, but it is mostly the culmination of Mr. Katz’s 40-year career as an architect, innovator and urban planner. He has designed both the world’s first universal mobile keyboard, as well as a major resort in Hawaii as chief planner for Grosvenor International, the development arm of property owner the Duke of Westminster. By the time he settled in Vancouver in 1971, he went to work designing 720 sq. ft. townhouses throughout the city.

    The L41 is a modular house he envisions to be used as either single homes, or more importantly, stacked up to make apartment buildings.

    “This is by far the most important design of my career, because this is ultimately a mass produce-able house,” he says. “Up to now, the furthest they’ve managed to get is the prefabricated house and they’re not the same as the mass-produced house. It doesn’t use the miracle of the assembly line. All the pieces are prefabricated and then assembled.

    “The idea is, just as cars were made available because of mass production, so too could houses be made available to a much larger number of people that can afford them.”

    The stackable modular house is not new. Mr. Katz gives credit to architect Moshe Safdie, whose concrete modular units were a central feature of Habitat 67, at the Montreal World Expo.

    “Modular housing has been thought of and dreamed about for a long, long time,” he says, seated on the foldout couch inside the L41′s living room that doubles as a bedroom. “The difference with this is that we’re hoping we’ll get pricing down.”

    He doesn’t know yet what that price might be, and he doesn’t want to reveal the cost to build the demonstration house because it would be misleading.

    “We don’t want people to get the wrong impression. A prototype is very expensive and state of the art. It’s not a fair pricing system. What is much more important is the next phase, which is now. How much will it cost to deliver one of these units to you?”

    Because the L41 is intended to be mass produced, like cars, their theory is that the pricing will be affordable enough for people who otherwise can’t own homes in Vancouver. Unlike Mr. Safdie’s modules, the L41 is a stackable module constructed of wood. Another feature of the L41 is that it’s stocked with top-of-the-line hardware and appliances, which Mr. Katz theorizes will be made affordable because the house itself will be so inexpensive to build. As well, developers will be pleased, he says, because cost to build the modules will be kept low and consistent.

    “Our whole philosophy is that less is more,” says Ms. Corne. “Small is beautiful. Look at what your footprint is. What do we need?”

    Mr. Katz and Ms. Corne went to great lengths to make the L41 demonstration house a testament to sustainability. They sourced materials that were less oil-based than the average house, although it was impossible to eliminate the use of oil entirely. The house itself is constructed with thick walls of Cross Laminated Timber, a layered wood product that is touted for its strength and fire resistant properties. The CLT that was custom manufactured for the house is made from blue-stained beetle-killed wood. There is an estimated 675 million cubic metres of beetle-killed timber in B.C., and putting it to use has become a bit of a hot topic in sustainability circles the last few years.

    The outside cladding of the house is made from grey zinc panels. There is a living rooftop designed by landscape architect Cornelia Oberlander, famous for works such as the garden rooftop for the Vancouver Public Library. There are solar heating panels to one day produce enough energy that could be returned to the grid at zero net consumption.

    The L41 is a 220 square foot house

    Inside, the house is bright and has a surprisingly big-feeling floor plan. The designers say it is because, unlike most micro-houses, the kitchen they designed is not a galley, but rather U-shaped and regular sized.

    The studio house is, essentially, a kitchen with a convertible family room attached.

    “Most people spend most of their time in the family room,” says Mr. Katz. “They don’t use the living and the dining room that much. And then they just sleep in the bedrooms.

    “So we concluded that a family room would make an ideal living unit.”

    The bathroom has a dark floor speckled with bacteria-killing aluminum to keep mold at bay. They added that feature because there is no shower door, so the floor will often be wet. The bathroom is separated from the rest of the space by a green glass door that is opaque but allows light. The kitchen itself is stocked with almost every compact high-end appliance available — Sub Zero under-the-counter fridge and freezer drawers, a Swedish dryer that doubles as a washing machine, an under-the counter convection oven that doubles as microwave, a two-element induction stove that doesn’t get hot, a slide-out mini overhead fan, and a deep narrow sink that looks like something out of a laboratory. The cold white counter tops are made out of reconstituted quartz, which is harder than granite.

    Everything is knob-less, white, clean, and minimal.

    There is a tiny computer desk with drawer, and a series of built-in cabinets and deep drawers for clothes, duvet and shoes.

    If its occupant wanted to watch a movie or hockey game, a pull-down blind behind the couch can convert to a film screen with a projector. The sliding glass door that takes up the entire wall in the living room was custom designed by Mr. Katz and is made of three parts on tracks, enabling it to disappear entirely so that one end of the house is suddenly wide open to a large balcony. Just off the balcony is storage for bikes, skis and barbecue.

    Mr. Katz pulls open the wall where the computer desk is and reveals the “guts” of the house, a vertical assembly of the house’s mechanical, electrical and heating systems.

    “It’s got continuous air circulation, so the cold air coming in is heated by the warm air going out. So you have very little heat loss.”

    The house is comprised of three modules that were created in a warehouse by a B.C.-based forest products company. The three modules, moved from the factory by a flat bed truck, were assembled in less than a day.

    “There would be very little construction on site,” says Mr. Katz.

    The L41 can be made bigger with the addition of modules. A one-bedroom L41 would measure 290 sq. ft., a two-bedroom 360 sq. ft.

    The first L41 has been commissioned by a young couple that has property on Gambier Island, but Mr. Katz has bigger plans for his creation.

    He wants to put the house’s stackable qualities to use. He envisions entire communities of L41 houses clustered like condos, where people share Smartcars and gardens, and live in small spaces with equally small carbon footprints.

    “I think it’s one thing to want more and more, but if you analyze what you need, you find you don’t really need that much,” says Mr. Katz. “So the idea of the little car and the little house is all part of the same philosophy.”
