You sign the list­ing agree­ment, the for sale sign goes up – but then what? What is it that will bring prospec­tive buy­ers into your home? The for sale sign is one of the best sell­ing tools you have when you are sell­ing your home. But it’s not the only one, and it’s not the first thing you should think about.

One of the first things your real estate agent will help you with is advice on how to pre­pare your prop­erty; it must look its best to impress buy­ers. Your place should be as neat and as clean as pos­si­ble. Remem­ber, poten­tial buy­ers might be curi­ous enough to check out under the base­ment stairs, or in the garage and other areas you may overlook.

To make your house the best it can be, your real estate agent may sug­gest some minor repairs: maybe some paint­ing or sur­face dec­o­rat­ing. They might also sug­gest remov­ing some clut­ter. A lit­tle elbow grease on your part can result in a bet­ter price and faster sale.

Real­tors are experts at deter­min­ing the proper list­ing price for a given prop­erty. They have the train­ing and the com­par­a­tive sales infor­ma­tion to arrive at the best sell­ing price. Buy­ers and their agents are always check­ing the com­pe­ti­tion and are quick to know whether a home or condo is priced too high or too low.

If you decide on the open house, it is always best for you and your fam­ily be else­where for that time. An open house is the per­fect com­ple­ment to the sale sign on your lawn. The sign makes peo­ple aware of your house, its out­side appear­ance, size or neigh­bour­hood; the open house will give those peo­ple the oppor­tu­nity for a closer look inside.
