Selling Real Estate
You sign the listing agreement, the for sale sign goes up – but then what? What is it that will bring prospective buyers into your home? The for sale sign is one of the best selling tools you have when you are selling your home. But it’s not the only one, and it’s not the first thing you should think about.
One of the first things your real estate agent will help you with is advice on how to prepare your property; it must look its best to impress buyers. Your place should be as neat and as clean as possible. Remember, potential buyers might be curious enough to check out under the basement stairs, or in the garage and other areas you may overlook.
To make your house the best it can be, your real estate agent may suggest some minor repairs: maybe some painting or surface decorating. They might also suggest removing some clutter. A little elbow grease on your part can result in a better price and faster sale.
Realtors are experts at determining the proper listing price for a given property. They have the training and the comparative sales information to arrive at the best selling price. Buyers and their agents are always checking the competition and are quick to know whether a home or condo is priced too high or too low.
Your listing will be loaded onto MLS and details about your property will be available to other real estate agents and their potential buyers. Your real estate agent may suggest having an open house. These usually last for two or three hours on a weekend afternoon. If you decide on the open house, it is always best for you and your family be elsewhere for that time. Prospective purchasers often find it difficult to give the house a really good look if the owner is present.
An open house is the perfect complement to the sale sign on your lawn. The sign makes people aware of your house, its outside appearance, size or neighbourhood; the open house will give those people the opportunity for a closer look inside.
Selling a house can be a complex task but, as an expert, your real estate agent knows all the ins and outs. You can depend on your real estate agent when you decide to sell your home.
