The Ninety Lofts - 90 Broadview Avenue

The Ninety Lofts are being developed by Harhay Construction Management - the company who brought you the OneSixNine Lofts on John Street, 32 Stewart, Glas Lofts, Zen Lofts, Abbey Lane Lofts and East Lofts on King - and designed by Core Architects. It will be a mid-rise project located at 90 Broadview, just north of the existing (and amazing) Broadview Lofts at 68 Broadview.

The project will combine new construction with the converion of an early 1900s warehouse to create refined new loft living along Queen Street East. Combining the original architectural form of the early 20th century with the crisp lines of modern design will form a stunning 9-storey residence.

At the centre of The Ninety Lofts will be a stunning courtyard full of communal green space. Large windows will allow natural light to flood the lofty interiors, while exposed concrete and brick walls emphasize the loft experience. The brick exterior, with the extensive use of distinctive mullioned windows, will ensure a comfortable fit within the Riverside neighbourhood.

Rather than existing as only one building, the design of The Ninety Lofts will be a playful collage of multiple structures. The composition has three distinct parts - the existing 1900s bulding to the north, the addition above, and the new warehouse loft addition to the south.

The warehouse loft addition features horizontal bands of deep crimson brick and sheets of glass, subdivided primarily with horizontal mullions. At the top, continuous glazed balconies wrap the building, topped off by a concrete overhang - all anchored by one vertical brick element.

The Ninety Lofts' modern interpretation of loft living is further enhanced by a sleek concrete sill protruding from the building facade that frames the lower levels. This strong addition to the urban scene will offer 222 lofts and penthouses ranging in size from just under 500 square feet up to 1,250 square feet. The lofts will feature ceilings between 10 and 11 feet.
